“Estate Lots offer more confidence to buyers, giving them peace of mind that they have purchased a block pre-planned with dual services for future redevelopment or building potential within the servicing capacity planned.”
Having multi-residential planned lots foreshadowed in the Yarrah master plan also avoids the need for negotiation with council and service providers later on, helping buyers save on time, uncertainty and cost.

For example, a 1,000-square-metre Estate Lot has the potential to be subdivided into two 500-square-metre blocks with one house each. “Not everyone wants or can afford a large block. Retirees in the Yass Valley area are also wanting to downsize but find they’re unable to do so locally since Yass has a shortage of age-appropriate properties,” Charles says.
