Master-planned community in Yass has high hopes to help address housing crisis

Owning a beautiful home on a sizable block surrounded by nature and local amenity might seem like an unachievable dream for the average Canberran, but this regional planner has a solution.

Yarrah on Yass River is a new master-planned community on the banks of the beautiful Yass River. Just 40 minutes from Canberra, the master plan includes 763 diverse residential dwellings, 11 hectares of natural open space, state-of-the-art retirement accommodation and a mixed-use centre for healthcare, retail and hospitality.

It’s the brainchild of WMD Group, which has high hopes its development will assist those affected by Canberra’s ongoing housing crisis without sacrificing equal potential for investors.

In essence, these Estate Lots are large, freehold-titled parent lots that allow for multiple detached dwellings. Each lot features 1000 fully serviced square metres with two access points and dual connections for water, sewerage, stormwater, electrical and NBN.

Project manager Charles Walker says the Estate Lots mark an innovative shift from the status quo.

“Our approved master plan enables the ultimate dual-occupancy yield to be pre-determined and serviced in agreement with Yass Valley Council using the code SEPP for medium density, low rise housing,” he says.

“Estate Lots offer more confidence to buyers, giving them peace of mind that they have purchased a block pre-planned with dual services for future redevelopment or building potential within the servicing capacity planned.”

Having multi-residential planned lots foreshadowed in the Yarrah master plan also avoids the need for negotiation with council and service providers later on, helping buyers save on time, uncertainty and cost.

For example, a 1,000-square-metre Estate Lot has the potential to be subdivided into two 500-square-metre blocks with one house each. This offers substantial value to investors and builders and allows residents the ultimate freedom of choice to create homes that complement their lifestyle without having to adhere to community or strata titles.

“Not everyone wants or can afford a large block. Retirees in the Yass Valley area are also wanting to downsize but find they’re unable to do so locally since Yass has a shortage of age-appropriate properties,” Charles says.

“By designing blocks this way, we service everyone’s needs equally and get more houses on the ground faster, in a carefully planned, connected community.”

Sales agent Naish Stormon describes the Estate Lots as multi-residential development made easy, suited to anyone seeking better value on their land.
