Guests at 3/36 Blacket Street won’t regret rugging up this Winter to spend some quality time in the outdoor entertaining area of this near-new three-bedroom townhouse in sought-after Downer.

The home’s more than 100 square metres of external living space has been maximised with an integrated outdoor kitchenette and two separate decks overlooking a well-manicured garden.

“That’s the biggest thing that sets his townhouse apart from other quality townhouses in the inner north,” says LJ Hooker Canberra City agent Ryan Hedley.

“You’ve got such a spacious yard area and the owner has done a fantastic job creating those two separate outdoor living areas with custom-made decks.”

The decks on separate sides of the wrap-around yard connect seamlessly with the hub of the townhouse, an open-plan kitchen, dining and living area that commands the home’s ground level.

For all the cooking requiring more than the kitchenette’s BBQ, the modern indoor kitchen with integrated AEG appliances has a large island bench top facing the entertaining deck at the rear of the home for uninterrupted conversation. Ryan says this natural flow of indoor-outdoor living and entertaining is ideal for young professional couples who enjoy hosting friends and family.

“People looking to start their journey with a young family will also find enough yard space for a trampoline and kids to play,” he adds.

The living and dining area is equally inviting, with high-set ceilings and quality timber flooring capturing lots of natural daylight and a powder room tucked away off to the side. For those single-digit temperature evenings, a ducted reverse heating and cooling system will keep guests warm downstairs and upstairs, where the home’s two bedrooms and master suite are located.

“This is a great idea that reduces the home’s footprint but also allows for a larger living and dining area downstairs and larger bedrooms,” Ryan says.

The master suite features a walk-in robe and ensuite and is privately separated from the two other bedrooms (both with built-in robes) by the main bathroom and second powder room.

But Ryan says the smart spatial planning doesn’t end there, with buyers noticing how cleverly the storage options have been placed throughout the townhouse, which also features a concealed European laundry downstairs.

“They’ve done a really good job in incorporating as much storage as possible in very smart ways to accommodate that townhouse living,” he says.

Prospective buyers won’t be sacrificing car space either, with the home featuring an automatic garage with internal access and an undercover space for a second vehicle.

Located in a boutique complex of six townhouses, the Downer home is also within walking distance of a light rail stop and Dickson’s dining and shopping precinct.

“The house market is so hard to break into in the inner north, and this townhouse allows you to not compromise on quality or location,” Ryan says.

The townhouse at 3/36 Blacket Street in Downer is open for inspection on Saturday, 3 June, between 12:30 pm and 1 pm. It goes to auction on Saturday, 17 June, at 11:30 am.
