Travis Doherty, CEO of Village Building Company, says South Jerra is an idyllic community designed to attract families of all types – young families, professional couples, those wanting to downsize and investors.
“This is a village for families, however big, small, whatever they may be,” says Travis. “It offers a lifestyle that has something for everyone. Around 80 per cent of the development will be single, residential homes and about 20 per cent townhomes and terraces. Eventually, around 3,000 people will live in South Jerra.”
The development has been designed so it’s well-integrated and has a great deal to offer, including enormous choice.
“We’re finding that many buyers are attracted to owning their land, unlike in the ACT where you buy the right to a lease over a block of land for 99 years,” says Travis. “Now is the time to buy your very own block, and with the uplift in the market, prices will only go up from here.”
Another advantage of being in NSW is that first-home buyers can apply for a $10,000 grant and don’t pay stamp duty for land up to $350,000, with concessions in place between $350,000 and $450,000. Purchasers also save on land tax with principle places of residence.

Views from South Jerra across to the Brindabella Range, Canberra and Jerrabomberra are all gorgeous and, as with any prime development, location is everything. South Jerra is only 10 minutes to Queanbeyan, 15 minutes to Manuka and Woden, and 20 minutes to the city. “It’s so close yet you’re separated from the hustle and bustle,” says Travis.
Connection is important and major infrastructure work is underway, including a new 3.5 km road leading into the community and providing direct access for residents to existing amenities in Jerrabomberra and Queanbeyan. Amenities include supermarkets, petrol stations, schools, child-care facilities, a post office and medical centres.
“The facilities planned within South Jerra are second-to-none,” says Travis. “That includes a superbly designed Town Park and Community Centre and high-speed Internet. And even more amenities are coming.”
Future plans include the Queanbeyan-Palerang Council Sports Complex which will be a hub for Southern NSW, offering state-of-the-art facilities like hockey and soccer fields, basketball and volleyball courts, an indoor aquatic centre and infrastructure to provide high-speed streaming of live sporting events.
As with all of its developments, Village is applying environmentally friendly design principles to South Jerra. The estate has been designed to optimise solar passive design, and the streetlights will feature energy-efficient LED luminaires, meaning families will be comfortable all-year-round in their homes.
“The Community Centre we’re building will be a local hub and its design and construction also celebrates environmental design,” says Travis. “We’ll reuse materials from existing buildings to celebrate the heritage of the site. We’ll be dismantling the existing Woolshed piece-by-piece. It’s massive at about 800 square metres.”
