In the rural village of Gundaroo, the architect-designed 25 Morning Street is almost hidden by leafy trees. You could be forgiven for thinking the rest of the home is as unassuming as its humble facade, but this is quite a property.

“It has that classic Australian double-fronted design, with French doors on either side of a main door and a verandah,” says Ray White Bungendore selling principal Ellie Merriman.

“This home is quite unassuming from the front, but once you go inside, the appeal only continues.

“It was designed by the architect to be not only really impressive but also really functional.”

Three-metre ceilings give a sense of scale, while large windows let the natural light flow in.

“You come into an open-plan living room that is filled with light because the windows face the north, and you look out over the fig trees,” Ellie says.

“The kitchen is a very modern design with white marble and chrome.”

Each of the four bedrooms has high-quality wool carpets, while the master suite has a fully tiled ensuite and walk-in closet. The remaining three bedrooms are queen-sized.

Sales agent Ava Merriman says the current owner is an interior designer who has used her skills to make elegant additions to the architecturally designed home.

“Everything, from the paint choices to the finishes in the kitchen, has been really thought through,” she says.

“This home is an example of a property that has been crafted by someone who is a professional.”

The 2023 sqm block boasts beautiful landscaped gardens, reminiscent of a storybook.

“This is a bigger block, and this property would be great for someone who wants to have a nice garden or sit outside in the sun,” Ellie says.

Ava says the home was built on land that used to be part of a strawberry farm, so it’s very fertile and water drains really well.

“It has a lot of beautiful, flowering native and introduced flowering plants.”

Fully irrigated, the gardens include an established vegetable garden, fruit trees and a chicken run.

People can enjoy the green views in their backyard from the outdoor courtyard – or cook dinner in their pizza oven.

“You walk through the door, and it feels like everything is in order after a long day,” Ellie said.

“It makes you want to sit outside and have a cup of tea or a glass of Pimm’s because this property is a quiet, very beautiful space.”

After a long day, a dip in the 2-metre heated pool (tiled in blue Italian mosaic tiles) is sure to be a common occurrence. A 19th-century galvanized shed has been converted into a pool house and rustic retreat from the main house.

Solar panels, offset to the grid, add a sustainable touch, while hydronic in-slab heating throughout the house will keep you cosy when the mercury drops.

Ava says the timeless features bring luxury to the home, while the property’s size means there is room for everyone to find their space.

“The home is very classic. It’s not a ‘hit you in the face’ kind of design,” she says.

“Every part of the house has been thought about and designed to be simple but rich.”

Moving to Gundaroo brings easy access to rural living in a close community.

“We meet a lot of people looking to move to a property on a small acreage and have a more rural lifestyle,” Ava says.

“Gundaroo was first settled in the 1820s, so it is an excellent example of a historic place with historic buildings and more modern conveniences.

“I’ve seen people chatting with their neighbours, and the village has a cheerful, friendly vibe – you don’t get that everywhere.”
