What's Westridge House worth?

The ABC reports that Yarralumla’s astonishing Westridge House is going under the hammer.

Just what is a Yarralumla mansion on 2 hectares of grounds (yet which can’t be redeveloped) worth?

We’re about to find out.

My gut number is 4 million. Yours?

UPDATE: The ABC now informs that it’s gone for $3.2 million.

$3.2 Million according to the report in the Crimes.

It is very sad that CSIRO are selling the house as it would have been lovely accomodation for visiting scientists for many years to come.

The house was recently renovated and extended in 2002 and so shouldn’t need much work – would make a nice embassy.

The Campbell CSIRO offices are also getting the chop. Who knows what will be perched on the hill there in a couple of years time? It would be a good site for a homeless shelter and services. Well, we can dream anyway…

It’s hard to put a value on it, partly because there’s little to compare it with in that area. It will depend entirely on how much someone wants it compared with another person, and that could vary by more than a million dollars.

That said, if it could be bought for, say $3.5M, and have another $1.5M in renovations, it could end up being a seriously nice place to live.

Re-zoning will be fun for the developer … the YRA is extremely active and carries a lot of clout

Or someone buys it up, lets it decay to the point it will be unsafe for forensics to enter and torches it on a midnight clear.

Because that never happens eh?

I’m with I-filed on this one – it’s not a matter of how much it will sell for, but how quickly it will be rezoned and replaced with a bunch of 1 bedroom cardboard-and-paper apartments.

It’s zoned community use, so it’s developer safe. Nno-one knows the value because no-one knows who or what community use might be in the offing, Dick Smith might it for a kids foundation and could pay lots more than say the Weston Park kids railway group…

How bizarre – it is a mock tudor, yet they’ve painted it brown and cream and made it look more like a brand new mcmansion, from the photos I found on Google. Looks to have originally been the standard classic mock tudor b&w. The garden is stuffed – looks like bark chips and cheap shrubs, and that will drastically reduce the price. Good Forrest mansions always have fantastic gardens. I don’t think it has been managed well, and I doubt whether it will fetch anything like $5 million. If it can’t be redeveloped – $2.5 million max oi reckon, because the new owners will undoubtedly have to spend a million or two on it to make it suitably upmarket inside and out. Plus, does it have any views and will the new owners be allowed to remove internal walls? If not, knock off another half a million at least ….

You can live in it, you just can’t substantially alter it, or break up the land for units.

What a place that would be to own! I wonder if Kevin is regretting his other Yarralumla purchase now.

I’m tempted to guess higher…maybe 5.2 million.

the article says you cant live in it, so i guess that will really lower its value. I have visited this house when my friends father was head of csiro, it is a great home. But if you cant live on site I can’t really see the point of it.

Equally pertinent question: how much will each of the 30-odd townhouses or 100-odd apartments they will inevitably squeeze onto it cost? : 0
