Land releases in north pave way for 400 apartments

Two blocks of land released by the Suburban Land Agency just before the end of the financial year are set to boost housing in Canberrra’s north by about 400 homes.

Both are for high-density multi-unit development, with one in the heart of the Gungahlin Town Centre and the other in Lawson, within walking distance of the University of Canberra campus and hospital, and only 3km from the Belconnen Town Centre.

The SLA is selling the 10,171 sqm site in Gungahlin (Block 1, Section 228) with a capacity for 216 homes through a two-stage design tender process and is looking for a mixed-use project that delivers an activated ground and first floor of commercial and retail tenancies.

One of the sale conditions is that no residential development is allowed on the ground floor.

The CZ1 zoned site is currently the Boon Lane car park and is bordered by Anthony Rolfe Avenue, Gozzard and Ernest Cavanagh streets, close to bus and light rail in the commercial and retail hub.

Other sale conditions include an affordability component and sustainability requirements.

The buyer must offer for sale either 20 dwellings or 10 per cent of the total number of dwellings (whichever is greater) as affordable housing and dwellings; and either two dwellings or 1 per cent of the total number of dwellings (whichever is greater) as community housing.

The building must achieve a Green Star rating; be all-electric; provide electric vehicle, scooter and bike chargers; a rooftop solar system or green roof with landscaped communal spaces; and meet the 30 per cent canopy requirements of the Living Infrastructure Plan.

“The Suburban Land Agency and the Gungahlin community have a strong vision for the Gungahlin Town Centre to be a place that cares for Country, connects the community and creates new ways of living and working,” the sales pitch says.

“Showcasing sustainable city-building on this site is important to delivering an enduring legacy for the Canberra community.”

Ray White is the marketing agent and expressions of interest close on 21 September.

The SLA is expected to move to Stage 2 in February 2024 and select a preferred tenderer in May 2024.

The 11,507 sqm RZ5 Lawson site will go to auction on 23 August at the Vibe Hotel, Canberra Airport.

The block is part of Lawson Stage 2 (Block A, Section AB) by Lake Ginninderra and has capacity for 81 to 184 dwellings, including 23 affordable and five community homes.

Again the SLA is seeking sustainability commitment, including no gas connection, EV charging, rooftop solar and landscaping to meet the 30 per cent tree canopy provision.
