Keggins Group buys Lawson blocks for $26 million

The ACT Government has reaped more than $26 million from the sale of four blocks of land in the Lawson Stage 2B estate in Belconnen.

The Suburban Land Agency listed all four for auction but only two were sold on the day.

These were the smallest of the four blocks, netting $6.7 million for the government coffers.

The other two bigger blocks were passed in but sold after negotiation for a total of $19.38m.

All four went to Keggins Group companies.

Lawson Housing Pty Ltd, a company of Jin Wang, managing director of Keggins Group, bought the community-zoned 4195 square metre Block A, Section AF for $3.4 million and the RZ4 zoned 2776 sqm Block B, Section AF for $3.3 million.

The small residential block has capacity for 19 homes, while the SLA said the community-zoned block is ideal for a childcare centre or cultural or health facility.

The biggest block, the 16,060 sqm, wedge-shaped Block A Section AX zoned RZ4 medium density, sold to Keggins Boutique Pty Ltd for $11.88m. It has a maximum capacity of 96 homes, likely townhouses up to three storeys.

Of these, 10 will need to be affordable and five community housing.

Block A Section AC, a 6618 sqm triangular piece of RZ5 high-density land also sold to Keggins Boutique Pty Ltd, for $7.5m. It can hold 106 homes, likely to be mostly apartments, of which 16 need to be affordable and five community housing.

The SLA says these blocks are some of the last to be released at Lawson, where Stage One is already an established suburb just 3 km from the Belconnen Town Centre and close to the University of Canberra Hospital and campus.

It says further development of Lawson Stage 2 will include a variety of new amenities, including over 10 km of walking paths, a neighbourhood park, barbecue facilities, outdoor seating and an amphitheatre along the lake foreshore.

Also planned is a community planting area at the end of Naramble Terrace, a small commercial and shopping precinct, a jetty and lake access for watercraft and a boardwalk.

Works in the short-term but there will be a time the Gov runs out of land to sell…

Hmm maybe they should raise rates and increase housing density?
