The jasmine-draped balconies and well-established gardens at the Capital Hill Apartment building are the first sign that this development is not your average complex. And once you step inside the three-bedroom, two-bathroom apartment at 101/17 State Circle in Forrest, you will have no doubt this is something special.

These residences were crafted and designed by Alex Popov of PopovBass, whose influences include Jørn Utzon, the designer of the Sydney Opera House. The Capital Hill apartments are given pride of place on the architectural company’s website, alongside many other award-winning designs.

The Capital Hill apartments’ reputation for space and luxury is well deserved. Entry to the spacious apartment is via a wide entry hall, and a view straight through to the balcony and green foliage greets the homeowner. The entrance hall is wide enough for a home office, or a coat rack, or a dresser, and the spotted gum timber flooring creates a lovely natural connection with the foliage outside.

The home opens out to an open plan kitchen, dining and living room, with clever features helping to delineate the spaces. Slightly different ceiling heights separate the kitchen area from the living and dining zone, while polished spotted gum wooden flooring creates continuity throughout the room. Built-in bookshelves provide plenty of storage for all your favourite books or items you love to display, and dining will be a pleasure looking out over the jasmine vines of your balcony.

The galley kitchen has an island bench and a wine fridge. It also features Miele appliances, gas cooking, stone benchtops and seamless white cabinetry with a glass splashback.

The island bench has a breakfast bar, ideal for chatting during meal prep or having breakfast, of course, and the wine fridge is located conveniently close to the dining table for the evening meal.

The master bedroom suite is delightful, featuring an ensuite with double vanity, built-in robes, and external access to the balcony. Plantation shutters suit the room and create further privacy. The ensuite has floor-to-ceiling tiling and a frameless glass shower, with a magnificently opulent overhead rosette and an additional handheld shower. Elevated basins suit the decor of the room, and white cabinetry is as seamless as the kitchen cabinetry.

The second and third bedrooms are large enough for double beds, and both have plantation shutters and access to the family bathroom with a full-length bath. There is another powder room for convenience, located behind the full-size laundry, which has plenty of storage room.

The pièce de résistance of the home is undoubtedly the outdoor living on the balcony, which has north-facing views across State Circle and hardwood decking.

The home is directly opposite Parliament House and within easy reach of the government departments within the Parliamentary Triangle, and it’s a short drive to the Kingston and Manuka shopping precincts.

The Real Estate Shop sales agent Natalie Roberts said the terrace apartment has been beautifully designed, and the high-end finishes make the home highly desirable.

“This home has everything,” said Ms Roberts, “including two underground car parks, with a lock-up storage room as well. It’s so convenient to workplaces and great shopping and food precincts, there’s no more central address than State Circle.

“The home has wonderful views, great living space, and new owners can move straight in without having to do a thing. The outdoor balcony is delightful; it even has its own waterfall,” she said.

The home has double glazing throughout, reverse-cycle heating and cooling, and is filled with natural light from the north-facing floor-to-ceiling windows.
