The huge turnout to the first Woodfield Hills open day reflects the growing demand for rural lifestyle properties within an easy commute to the city.
More than 100 registered groups flocked to the site of the new subdivision at Bywong, located on the northern fringe of Canberra.
Ten lots in Stage One of Woodfield Hills estate will go under the hammer on at 2 pm Saturday, 16 July, and selling agent Chris Dixon from Ray White Canberra is expecting strong bidding for the premium blocks.
“There’s a real shortage of land within 30 to 45 minutes of Canberra,” he said.
“This is really within the golden circle, offering rural living within a comfortable commuting distance to the CBD.
“I think we’ve had strong interest from the get-go, because there’s nothing else like this on the market.
“I think, particularly after COVID lockdowns, people are wanting to get out of town and secure a bit of that rural lifestyle.”
With block sizes ranging from 6.7 to just more than 16 acres, Chris says there’s something to suit families, young couples and empty nesters seeking space and tranquillity close to the city.
“These are bigger than the blocks you would normally find in and around Canberra,” he said.
“As well as having space to have chooks, horses, vegie gardens, and for the kids to run around, you’ve also got that privacy.”
Each of the blocks has a large building envelope with an average size of 6900 square metres, so there’s room for sheds, outbuildings or dual occupancy.
Some of the blocks are level, with deep alluvial soil on the flats overlooking Black Joe’s Creek, while others are elevated, taking in spectacular views over farmland to the Brindabella Mountain Range. Most lots also boast stately old yellow box trees.
“During the open day, people really loved the beautiful valley setting with the big trees, then up on the hillside, they were very impressed with the big views right out to the snow-capped Brindabellas.
“Each block is really unique and the building envelopes have been located to make the most of the views and to ensure there’s space and privacy for everyone.”
Chris says the blocks that back Black Joe’s Creek offer sensational spots for families to picnic and get back to nature, with echidnas, wombats, red robins and wedged-tailed eagles regular visitors.
“The blocks are definitely ideal for families, and writers or artists would find lots of inspiration in the area. We’ve had plenty of interest from tradies seeking a bit of extra space to work and store their gear.”
This peaceful neighbourhood is located 20 minutes from Canberra’s inner city, 25 minutes from Queanbeyan, five minutes from Sutton and 13 minutes from Bungendore township with its grocery store, pharmacy, medical centre and schools. School buses depart Newington Road to Canberra’s major schools.
Each block has sealed road access to the front gate, power to the front of each allotment and fully fenced boundaries, with post and rail entrances.
Chris said the blocks will benefit from the area’s high rainfall and there’s also plenty of scope to go off-grid.
“There’s a trend towards more people going back to their roots and wanting that sustainable lifestyle. Growing their own vegies, planting fruit trees, raising chickens and making the most of solar power,” he said.
“The blocks are on rainwater and septic systems, so there’s no water rates, which is a plus.”
The new estate is located on part of the Woodfield settlement, which stretched from Bywong to Lake George. The land has passed from generation to generation, remaining in the same family since 1870.
“This subdivision is located within this exclusive estate, delivering 20 generous blocks yet to be shaped by the imaginations of their new owners,” Chris said.
Interested parties can register their interest to inspect the site on weekends or by appointment through the week.
Chris said that during the open days, buggies are used to drive people around the estate and there’s an opportunity to walk around the blocks and take in the views.
