In answer to the popularity of stages one and two of the project, construction on stage three of the highly anticipated Boulevard development in Denman Prospect has been brought forward.
Over 70 per cent of the first two stages has been sold off the plan, and now buyers can purchase Building C apartments for as little as $430,000.
Boulevard has been designed to meet demand for a new Australian dream, according to the principal selling agent, LJ Hooker’s James Herbert.
“We’re seeing a shift in demand away from the old ‘quarter acre’ to living in secure, low-maintenance apartments where you can walk to facilities,” he says.
“Apartment living has changed over the past couple of decades, offering a highly desirable lifestyle and Boulevard is at the forefront of that.”
Like Buildings A and B, Building C will offer one, two and three-bedroom apartments and penthouses, but according to James, CORE Developments has “saved the best for last”.
“Building C is on the northern end of the block and that allows unobstructed views to three sides of the building. This means many of the apartments get great sun and natural light throughout the whole day, but also enviable Molonglo Valley vistas,” he says.
“And of course, the apartments will match the beautiful, high-quality finishes the first stages have seen.”
Boulevard has been designed to be a “real modern-day” residential development, with a focus on providing a lifestyle opportunity to suit the current environment.
The 150-square-metre co-working space is a prime example. With desks, a self-service kitchen and meeting rooms, it allows residents the convenience of working from “home” without inviting their work into their personal space.
Three luxe top-floor private dining rooms, each featuring a fully-functional kitchen and astounding valley views are available for residents to book, allowing them to host events for up to 30 guests as an extension of their own apartments.
Parklets and landscaped courtyards provide residents plenty of opportunities to bump into each other, creating a sense of neighbourhood.
The round pool designed is encouraged community interaction and the epic rooftop pavilion provides break out covered and open-air lounge areas and barbecue areas.
“You could see residents spending their entire weekend at Boulevard, lounging by the resort-style pool with a coffee in the morning and then booking celebratory drinks and dinner in the plush dining facilities, or simply relaxing in their own apartments and enjoying the views from their living room over the Molonglo Valley,” James says.
A bike workshop caters for active travellers and recreational bike riders in residence.
“Molonglo Valley has always been popular with outdoor recreation enthusiasts, especially mountain and road bikers,” James says.
“Residents can take full advantage of this, and then come back and carry out maintenance on their bikes in a fully kitted-out workshop.”
With construction already underway, Boulevard’s final stage is slated for mid-2024 completion.
“That means buyers who secure a property now could be moving into it in as little as 12 months,” James says.
“We’re seeing the property market start to trend up again as confidence returns, and apartment-style properties in particular are rebounding sharply. So it’s an especially good time to purchase off-the-plan and reap the benefits of the market increasing over the next 12 months.”
Denman Prospect is one of the only privately built suburbs in Canberra. James says the developers, Capital Airport Group Pty Ltd, are looking to deliver a suburb with a big proportion of parks, recreational and community facilities offering a higher standard of living for residents.
“Denman Prospect is one of the most popular suburbs in the region and Boulevard is set to be one of the most, if not the most, sought-after residential projects in the suburb.”
Positioned across the road from the future Molonglo Commercial Centre, Boulevard will provide residents access to a vast suite of retail, commercial and community facilities.
Boulevard’s final stage officially launches at an event this Saturday (12 August) with coffee and food vans on site as well as Mix 106.3 live.
But most importantly, visitors can witness the opening of the display suite and have all their questions answered by staff.
“It’s the first chance to view the plans and possibly, secure your place at Boulevard.”
